In this final example we have helped and guided our client in the purchase of a pair of large townhouses overlooking the common in Tunbridge Wells.  The townhouses, which were built in about 1880, had been converted into bed-sits.  The whole building was unoccupied and virtually derelict when our client purchased it.  His vision was to renovate the building and return it to two splendid townhouses (circa 4,500 sq’ each).

We helped our client to secure development funding through our own banking contacts, which included structuring the purchase so that the project stood alone and was tax/VAT efficient.  We then provided whatever support was necessary throughout the process, which included introducing our client to appropriate professionals and sub-contractors, and supplying technical and project management support wherever necessary.  We also supplied accounting support, sales/marketing advice, and we acted as mediator in two disputes with sub-contractors.

The project was a great success largely due to our client’s efforts, but also through our input.  Our brief was to provide whatever help was necessary and we were able to deliver this in a cost effective and efficient way.

Despite the difficulty in predicting at the outset, what level of input would be required, we managed to structure a fee proposal, which worked well for each party.  We charged a small monthly management fee, plus an uplift on the sale of both houses, which was a percentage of the overall profit of the project.  Where expenses were incurred directly by us, they were passed on to the project, at cost.
