On this occasion, we were approached with a view to helping the owners of a building plot to build and sell a new house on the plot. The owners had spotted an opportunity to divide their garden and seek planning consent for a new house in their garden. Prior to our involvement a design was done and planning permission had been granted. The owners tried to sell the plot (with its consent) but they failed to realise their expectation in terms of plot value.
We structured a successful Joint Venture, whereby we refinanced the plot, using our bank; project managed the build and sold the finished house. Our fee for doing this was 50% of the uplift in value, having taken all costs into account. This structure worked for us and it allowed the owners to realise a considerably higher plot value, albeit a little later on.
This is a good example of how we can add value by tailoring a solution to meet a particular circumstance.
